A Note on How We Price: Labor Only
Before the numbers, one important distinction. Skyview Flooring is an installation-only company. You purchase your own flooring material — from the supplier of your choice, at the price you find — and we provide the professional installation. That means the prices below focus on labor and installation, not material markup.
This matters for your budget. Many flooring companies bundle material and labor into one number, which makes it hard to see what you're actually paying for, and usually includes a markup on the material. When you buy your own flooring, you control that cost directly and there's no middleman margin added on top.
Typical Labor Costs by Flooring Type
Here are realistic starting labor rates for the Vancouver–Portland area in 2026. These are installation (labor) prices — you supply the flooring material — and they assume a sound subfloor in reasonable condition. Your actual quote depends on the specifics of your home, but these give you a real working baseline rather than a vague range.

Carpet is the most economical flooring to install, which keeps it popular for bedrooms, bonus rooms, and stairs. At about $2 per square foot, that covers removing your current carpet and installing the new carpet and pad. Stairs are detailed, time-consuming work and are typically priced separately.
Engineered and Solid Hardwood — Around $6.50/sq ft
Hardwood is the premium tier, and the labor reflects the skill involved. At roughly $6.50 per square foot, that includes removing existing carpet or a floating floor and installing your new hardwood. Nail-down and glue-down methods take more time and precision than a floating floor, and this is where craftsmanship matters most — a hardwood floor is a long-term investment, and the quality of the install determines how it looks and holds up for decades.
One Important Exception: Removing Existing Hardwood
The rates above assume your current floor is carpet or a floating floor, which come up relatively easily. If you currently have hardwood that needs to be removed, that's harder to price upfront, because it depends on how it was installed. Hardwood that's both glued and nailed down takes considerably more labor to tear out than hardwood that's only nailed. Removing an existing hardwood floor can add roughly $2.50 per square foot on top of the installation price. What Actually Drives Your Final Price
The flooring type sets the baseline, but these factors move the number up or down:
Subfloor condition. This is the biggest variable. A flat, sound subfloor installs cleanly. One that needs leveling, patching, or self-leveling compound adds prep labor and material. We include standard prep in our estimates and discuss any major leveling with you before proceeding, so there are no surprises.
Old flooring removal. Tearing out and hauling away existing flooring is its own line of work. Carpet and pad come up relatively easily; glued-down material and old hardwood take more effort.
Stairs. Staircases are detailed, labor-intensive work whether it's carpet, LVP, or hardwood. If your project includes stairs, expect that to be priced separately.
Trim and transitions. Baseboards, quarter round, stair noses, and transition strips between rooms all add finishing labor. Whether baseboards are removed and reinstalled or replaced new affects the cost.
Layout complexity. Open rectangular rooms install fast. Lots of closets, corners, doorways, and angles take longer.
Furniture and appliances. Moving heavy furniture, and pulling and resetting toilets or appliances, adds time. You can reduce cost by clearing what you're able to before the crew arrives.
