This new-construction home in the Lacamas Shores neighborhood of Camas, overlooking Lacamas Lake, was a different kind of project for us from the start: the homeowner acted as their own general contractor rather than hiring a custom builder, coordinating every trade on the job personally. Our work — 5,275 sq ft of laminate flooring, four full tile showers, and tile across both outdoor patios and the front entry — had to fit around framing, cabinetry, plumbing, and finish crews all moving through the house at different stages.

The Project
This new-construction home in the Lacamas Shores neighborhood of Camas, overlooking Lacamas Lake, was a different kind of project for us from the start: the homeowner acted as their own general contractor rather than hiring a custom builder, coordinating every trade on the job personally. Our work — 5,275 sq ft of laminate flooring, four full tile showers, and tile across both outdoor patios and the front entry — had to fit around framing, cabinetry, plumbing, and finish crews all moving through the house at different stages. That phased approach stretched the timeline to about 3.5 weeks, but it let each trade do their work properly rather than racing around each other.
The Prep Work
Because this was new construction rather than a tear-out, prep was lighter than a typical remodel. We tightened a handful of squeaking spots in the subfloor and sanded down the edges of the plywood seams so the surface was flat and consistent before any laminate went down — small details, but they're what keep a floor from telegraphing every seam underneath once the finish flooring is installed.
Laminate Throughout, With a Sloped Transition to Tile
We installed 5,275 sq ft of laminate across the main living areas and stairs.
Kitchen and Bedroom Details
Where the laminate meets the tile in the kitchen and bathrooms, we built in a slight slope at the transition so the laminate lines up flush with the tile's height — a detail that keeps the transition from feeling like a step and avoids a lip that would catch a bare foot or a vacuum.
Four Full Tile Showers
All four bathrooms received full porcelain tile showers, each with a built-in niche and proper waterproofing membrane behind the tile — not an afterthought, but part of the install from the start. The shower floors were finished in penny tile, giving each one a texture and grip underfoot that contrasts nicely against the large-format porcelain on the walls.
Tile on Both Outdoor Patios and the Front Entry
Outdoor living space got the same attention as the interior. The elevated deck patio, with its view out over Lacamas Lake and the surrounding hills, was finished in large-format porcelain tile.
A Travertine-Look Entry, Without the Upkeep
At the ground-level entry, we installed a travertine-look porcelain paver — a manufactured tile made to mimic natural stone, without the sealing and staining upkeep that real travertine requires outdoors.
The Result
Over roughly 3.5 weeks, working in step with the other trades on site, this Lacamas Shores new build came together with laminate flooring throughout the main living areas and stairs, four fully waterproofed tile showers, and porcelain tile tying the indoor and outdoor living spaces together — from the kitchen window looking out over the lake to the patio just outside it.
