Engineered hardwood is the floor we install most often in Hockinson — and for luxury homes, there's no comparison. It pairs a real hardwood top layer (typically white oak, walnut, or hickory) with a dimensionally stable plywood core, giving you the genuine beauty, warmth, and grain character of real wood with engineering that holds up to Pacific Northwest humidity year-round.

For Hockinson's custom builds and large acreage homes, engineered hardwood is the right answer for a simple reason: it works on every level. Wide-plank styles (6"–9") suit the open-concept layouts and vaulted ceilings common in custom Hockinson construction. It can be installed over radiant heat — increasingly common in luxury new builds. And in finished daylight basements, where solid hardwood can't safely go, engineered hardwood remains stable and beautiful.

But the most important reason luxury homeowners choose engineered hardwood is what it does for property value. Real estate appraisers value engineered hardwood like solid hardwood. Luxury buyers expect it — and pay accordingly. And unlike laminate or LVP, premium engineered hardwood can be sanded and refinished 1–3 times over its lifespan, meaning a quality installation can genuinely outlast the homeowners themselves.

LVP earns its place in Hockinson homes wherever water is part of daily life — bathrooms, mudrooms, laundry rooms, basement entries, and pet areas. That said, laminate doesn't add the same long-term value as engineered hardwood. It can't be refinished, it doesn't influence luxury resale value the way real wood does, and most Hockinson homeowners who initially choose laminate eventually upgrade.
