What Is Laminate Flooring?

Laminate is a layered floor with a high-density fiberboard core. A printed photographic layer that reproduces wood or stone is sealed under a hard, clear wear layer, and a backing layer on the underside helps balance the plank.

Laminate is not vinyl and it is not real wood. The fiberboard core is stable and stiff, which is why laminate can look crisp and resist surface wear, but it is also why water exposure matters more than it does with LVP. Durability is commonly described with an AC rating, and thickness, edge sealing, and water-resistance features vary by product.

Advantages

  • Cost-effective wood look

Laminate usually costs less than hardwood while delivering a convincing wood or stone appearance.

  • Hard-wearing surface

The wear layer resists scuffs and everyday scratching well, though it is not scratchproof.

  • Good color stability

Laminate generally holds its color well in bright rooms.

  • Straightforward installation

Click-lock planks float over the subfloor, which keeps installation efficient when the subfloor is ready.

  • Easy day-to-day care

Dry cleaning and light damp mopping handle most routines.

Limitations to Consider

  • Water sensitivity

If water reaches the fiberboard core through seams or edges, it can swell and the damage is not repairable by sanding. Some products are water-resistant, but that is different from waterproof.

  • It cannot be refinished

A worn or damaged area means replacing planks.

  • Subfloor tolerances are tight

Laminate generally needs a flat subfloor, and joints can flex or separate if it is not.

  • Can sound hollow

Without a good underlayment, footsteps can sound louder than on glued or nailed floors.

  • Not ideal for wet rooms

Bathrooms, laundry rooms, and entries with frequent water exposure are better served by other products.

Where Laminate Works Best

Laminate does well in dry or lightly used wet spaces where a hardwood look and a budget-friendly price matter.

Great candidates

  • Living rooms and family rooms
  • Bedrooms and home offices
  • Hallways and busy traffic areas
  • Kitchens, with prompt cleanup of spills
  • Rental properties and second homes

Suitable with extra consideration

  • Kitchens and entries, where water-resistant products and good edge sealing matter
  • Basements, only with moisture testing and a vapor barrier per the manufacturer
  • Over radiant heat, only if the product is approved for it

Generally not recommended

  • Bathrooms and laundry rooms with frequent water exposure
  • Areas prone to flooding or standing water
  • Over an uneven or damp subfloor that has not been corrected

Laminate Installation

Laminate is installed as a floating floor. Here is what shapes the result.

Floating click-lock installation

Planks join with a tongue-and-groove locking system and float over the subfloor without being nailed or glued down.

Advantages

  • Efficient installation when the subfloor is flat
  • No adhesive or nails into the subfloor
  • Can be installed over many existing hard surfaces when flat and sound

Limitations

  • Needs perimeter expansion gaps hidden under trim
  • Large rooms or long runs may need transitions
  • Moisture limits and subfloor flatness are strict

Often a fit for: Most dry residential rooms

Locking systems and underlayment

Locking systems differ between brands, and some planks come with a pad already attached. Others need a separate underlayment.

Advantages

  • A suitable underlayment can reduce sound and add some cushion
  • A vapor barrier protects against moisture rising from concrete
  • Attached pads simplify installation

Limitations

  • Adding a second pad to an attached one can void the warranty or weaken the joints
  • Thick or soft underlayment can stress locking joints
  • Not every underlayment is approved for every product

Often a fit for: Choosing the right underlayment for your product and subfloor

Subfloor flatness, expansion gaps, and moisture limits are the three details that matter most. Manufacturers publish specific tolerances, and many call for a perimeter gap of roughly a quarter inch to a half inch. We confirm the requirements for your product before installation.

How Laminate Compares

Laminate sits between lower-cost and premium options. Here is how it compares.

Compared with LVP

LVP has a synthetic core and handles moisture better, while laminate often has a harder, more scratch-resistant surface. Choose LVP for wet or below-grade rooms.

Compared with engineered hardwood

Engineered hardwood is real wood and can often be refinished. Laminate costs less and has a tougher surface but cannot be sanded.

Compared with solid hardwood

Solid hardwood can be refinished many times and adds a different kind of long-term value. Laminate is a practical, lower-cost alternative for those who do not need that.

Compared with cork

Cork is softer underfoot and more sensitive to sunlight and moisture. Laminate is a harder, lower-maintenance surface.

Laminate Care and Durability

Laminate is easy to maintain when moisture is managed.

  • Sweep or vacuum regularly with a hard-floor setting to remove grit.
  • Damp mop lightly with a manufacturer-approved cleaner and avoid soaking the floor.
  • Wipe up spills right away, especially at seams and edges.
  • Do not use steam mops, wax, or abrasive cleaners.
  • Use felt pads under furniture and keep pet nails trimmed.
  • Use entry mats to keep water and grit off the floor.

Laminate is scratch-resistant, not scratchproof, and standing water is its main weakness. Prompt cleanup and good maintenance help it last, but no flooring has a guaranteed lifespan.

Why Professional Laminate Installation Matters

Laminate is unforgiving of a poor subfloor. Locking joints can open, squeak, or lift when the floor is not flat, and moisture from concrete or crawlspaces can damage the core. The details around the room, such as expansion gaps and door transitions, also determine how well the floor handles seasonal movement.

Skyview Flooring was established in 2007 and has extensive flooring installation experience across Clark County and the Portland area. We assess the subfloor, address flatness and moisture, and follow the manufacturer's instructions for the product you choose.

What we check before we install

  • Subfloor flatness checks and leveling
  • Moisture testing and vapor barrier where required
  • Underlayment matched to the product
  • Expansion gaps, transitions, and trim

Laminate Flooring FAQs

Common questions about laminate flooring installation.

Standard laminate is water-resistant but not waterproof. For wet areas like bathrooms or kitchens, consider waterproof laminate or LVP. We can install either and advise on what works best for your space.

Lifespan depends on the product, traffic, moisture exposure, and care, so no length of time is guaranteed. Many homeowners get 15 to 25 years from quality laminate. The AC rating indicates wear resistance, and AC3 to AC5 products are commonly used in homes.

In many cases, yes. Laminate can often be installed over existing vinyl, linoleum, or hardwood. We'll assess your specific situation during the free estimate.

Laminate has a wood-fiber core with a photographic layer, while vinyl plank (LVP) is fully synthetic, and most LVP has a waterproof core. Both are excellent choices — we'll help you decide based on your needs.

It depends on the product. Some planks have a pad attached, while others need a separate underlayment. Over concrete, a vapor barrier is typically required. Adding a second pad on top of an attached one can weaken the joints or affect the warranty unless the manufacturer allows it.

Laminate floats, and its locking joints can flex, squeak, or separate if the floor beneath is not flat. Manufacturers publish flatness tolerances, so we check the subfloor and level or repair it where needed before installation.

In many cases, yes, with prompt cleanup of spills and a product with good edge sealing or water-resistant features. Bathrooms and laundry rooms with frequent water exposure are generally better suited to LVP or another waterproof-core floor.
